Policies and good things to know during your visit to Kelly Place B&B.
Our goal is to insure your safety and the preservation of our historic heritage. We have a set of policies which cover most aspects of your visit to the property. Thank you for your understanding and cooperation!
All bookings require a deposit to hold your reservation.
A deposit equal to the first night for all rooms reserved will be
charged to your credit card upon reserving. Your entire stay is to be
paid in full at time of arrival. We will email a confirmation for
your reservation within 24 hours. Your printed receipt will be
available at check-in. We accept Visa, Master Card, Discover and American Express for
Our check in time is 4pm to 8pm.
After 8pm we place a sheet with your last name, room number and a diagram to help you find your room. It tells you when breakfast is the next morning and a phone number for the hosts.
Check out time is 11am.
We offer early check in or late check out on the reservation page that you can select as an option.
Please keep in mind that check out is 11AM, overstays will be charged a full day if still on the grounds after 1PM.
Kelly Place is a popular destination and we are happy to provide great vacations for all of our guests. For this reason, we must strictly adhere to our cancellation policies. If you must cancel, please do so at least ten days prior to arrival to get a refund. There is a $15 cancellation fee for each reserved room imposed when cancelling your reservation ten or more days before arrival. Your reservation is our mutual agreement to hold your lodging for you and make it unavailable to others.
If you cancel less than 10 days before arrival date, you are
financially responsible for one night or 50% of the nights you have cancelled,
whichever is larger. On the date of your reserved arrival, you
are fully responsible for your entire booked stay even if you arrive
late, depart early or do not show up. If you must cancel please do so
via telephone or written notice. Email is not sufficient. You must
obtain a confirmation of cancellation by telephone or email from
Kelly Place management to be valid.

We do not sell travel insurance or receive a "kick back" from any company. We wish our guests to be covered for any unforeseen emergency requiring canceling their reservation here and losing the deposit.
If you decline travel insurance coverage you are accepting
financial responsibility for your reservation if you cancel your
reservation within the 10-day period or must leave early during your
Kelly Place is family friendly bed and breakfast. However we do
not have childcare facilities on site. We expect your children (under
age 16) to be accompanied by an adult while on the property. Children
are not allowed to play in or on the ruins or other structures.
Children are not allowed to pick up rocks, pottery sherds or other
natural materials on the property unless with an adult. We expect you
to supervise your children and to instruct them on care of
antiquities found at Kelly Place and general safety around canyons,
cliffs and cactus.
Kelly Place is a no-smoking/vaping inn. Smoking/vaping of any kind is not
permitted in any of our buildings. Designated smoking areas are the
main lodge courtyard, all cabin porch areas and deluxe lodge room
porch. If you are found to have smoked in your room we will charge an
additional $250 for cleaning of the bedding, curtains and carpets.
Please dispose of your butts in the available receptacles. Smoking on
the trails is a fire hazard and is not permitted. You may be asked to
leave if you violate the no-smoking rule! Please be courteous to our
Kelly Place is a no pet inn. (exception: See RV & Tent camping
policy.) You may not bring a pet into the buildings or on the
grounds. You may not keep a pet in your vehicle during your stay. If
you are found to have a pet in your room we will charge an additional
$250 for cleaning of the bedding, curtains and carpets. There are two
pet boarding kennel options: the first is one mile from Kelly Place
(970-565-3569) and the second is ten miles away (970-564-1385). You
may be asked to leave if you violate the no-pet rule. Be aware that
Kelly Place has outdoor cats which are not permitted inside any of
Kelly Place is an archaeological preserve. We have located and
documented many Ancestral Puebloan sites on the property. Please
respect the property and its artifacts by helping us to maintain it
as a tribute to America's past cultures. Please be aware that all
artifacts found on the property must remain where they were found.
Please do not collect pottery sherds or place them on the nearest
rock as a collection. If you find something, just remember, someone
before you left it in place for others to find. Please do the same.
Federal and state law protects all ruins and artifacts located in the
state of Colorado.
Kelly Place is a not responsible for your safety while hiking on
our grounds or in the National Monument. Please exercise good
judgment when hiking and be prepared! We want you to have a great
time exploring among the cliffs and canyons! See our map wall and ask
questions about trails in the area before you go. Take water and tell
someone where you are going and when you intend to return.
Reserved RV sites may have up to 5 paid overnight guests. One
vehicle in addition to the RV is permitted per site. Kelly Place RV
sites which have septic connections must not have chemicals added to
the flush system. Gray water may be released around your RV; black
water must be drained into the sewer connection. You may have one pet
that stays in your RV during your stay or is leashed to your RV while
you are present. You may take your pet for a leashed walk or potty
run while on the property provided all pet droppings are picked up
and disposed of in the trash cans. Barking will not be tolerated and
you will be asked to leave if you cannot control your pet in both of
these regards. You may not make excessive noise (play music, loud
talking, etc.) in your campsite or after 10PM. RV style generators
can not be run in our campground due to noise amplifying effects of
the cliff face and out of respect to others that are camping. If you
need power reserve a powered site. Your stay includes breakfast and
use of the shower and toilet facilities on site. You are not allowed
to collect fire wood on the property and may only burn wood in
designated areas. Montezuma County may impose a summer fire ban
which we must observe. Please ask before starting a wood fire (grills
are ok). Check out is 11AM, overstays will be charged a full day if
still on the grounds after 1PM.

Our cabins each have a charcoal grill. Guests must supply their
own charcoal. The two bedroom suite has a gas grill on the deck.
Grilling tools are stored inside cabin cupboards. Main lodge guests
may use the charcoal grill which is in the courtyard. Courtyard tools
are available and we have charcoal for sale in the gift store if you
Kelly Place is a state licensed beer and wine retailer. Because of
state law you may only consume purchased beverages which we retail to
you within the main lodge and courtyard area. The state requires us
to monitor alcoholic beverages in these areas. You may bring your own
beverages and consume them in your room or campground area. We do not
supply wine or beer glasses for consumption of your personal
alcoholic beverages. We reserve the right not to serve guests at our
Your reservation for lodging allows you to have one additional
vehicle with visitors here during your stay. Visitors may not stay
overnight as guests. Your visitors may be on the property from 8AM
until 11PM only. We ask that you let management know when and who you
have as visitors so we don't think there is an abandoned vehicle on
property. Breakfast, snacks and complimentary beverages are not
available for visitors. Breakfast for visitors may be purchased.
Please be aware that Kelly Place is private property for guest use
only. We do not provide public parking for hiking on the grounds
or in the Canyon of the Ancients just to our North.
Kelly Place Inc. and its owners are not responsible for your car or
your belongings while on the property.
We have a refrigerator available for those in the main lodge
rooms. It is under the stairs leading up to the second floor. Please
place your items in this refrigerator. We clean it out every Friday
so, please mark them with your room number and date of departure. We
store our eggs in the lower portion of the refrigerator. Cabins have
in room refrigerators.
We are located in a canyon and most cell phone companies have little
or no coverage here. Verizon does work to some degree in various locations
on the property. If cell phone coverage is important to you
make plans accordingly. Most smart phones will work on our WiFi
and get connectivity that way, this might work for you too. Note there are
no telephones in rooms or cabins. A common area telephone is available.
If your equipment can connect to WiFi you may be able to use this for in
room phone service. No guarantee is made that your device will work and we
cannot be responsible for mis-configured devices failure to connect.
The Montezuma County Fire Code prohibits the use candles, incense or anything other
burnables in the inn.
Kelly Place is not responsible for the loss of any property, money or valuables. We suggest
you keep personal valuables locked in your vehicle.
Keys not returned at the time of checkout will result in a $10 replacement key charge.
Please, bicycles are not allowed inside of the Inn or on balconies and porches. Secure bicycle
storage is provided using your chain or cable lock at the U shaped benches west of the main
