Policies and good things to know during your visit to Kelly Place B&B.
Our goal is to insure your safety and the preservation of our historic heritage.
We have a set of policies which cover most aspects of your visit to the property.
Please understand that we don't like big, long rules pages like this either! However, each
and every little detail here was added after a guest did just that thing we are trying to
manage for all of your benefit. Thanks for understanding and cooperating!

Reservations:
All bookings require a deposit to hold your reservation. A deposit equal to the first night for all rooms reserved will be charged to your credit card upon reserving. Your entire stay is to be paid in full at time of arrival. When time permits, we will send a confirmation for your reservation via email or mail. We accept cash, checks, Visa, Master Card and Discover for deposit. We can not accept checks for check in balance payment. [Top]
Cancellation:
Kelly Place
is a popular destination and we are happy to provide great vacations for all of our guests.
For this reason, we must strictly adhere to our cancellation policies. If you must cancel,
please do so at least ten days prior to arrival to get a refund. There is a $15 processing
fee to cancel a reservation ten or more days before arrival.
If you cancel less than 10 days before arrival, you are financially responsible for one
night or 50% of your entire reserved stay, whichever is larger. On the date of your
reserved arrival, you are fully responsible for your entire booked stay, even if you depart
early, arrive late or not at all.
We strongly believe that your vacation investment should be covered by travel insurance.
We have therefore partnered with Travel-Guard® to offer options for your protection.
Lodging Protection Plan with a maximum cancellation benefit is $1,000 at a flat rate of $15
per reservation. Purchase here.
All Seasons Travel Plan is available with higher benefit levels. The premium is based on the trip
cost so you can get fully reimbursed. The premium is 7% of your trip cost. Purchase
here.
All Seasons Travel Plan with Cancel for Any Reason provides for full flexibility and is available
for 11.2% of your trip cost. Purchase

Certain Restrictions apply for all of these product so please read the flyers and information on the
purchase web site carefully. You can also call Travel Guard 24-hours a day with any questions on our
programs at 877-249-5376 and reference Kelly Place Account 235250.
If you decline travel insurance coverage you are accepting full financial responsibility if you cancel your reservation within the 10-day period or must leave early during your stay. [Top]
Children:
Kelly Place requires your children (under age 16) to be accompanied by an adult while on the property. Children are not allowed to play in or on the ruins or other structures. Children are not allowed to pick up rocks, pottery sherds or other natural materials on the property unless with an adult. We expect you to supervise your children and to instruct them on care of antiquities found at Kelly Place and general safety around canyons, cliffs and cactus. [Top]
Smoking:
Kelly Place is a no-smoking inn. Smoking of any kind is not permitted in any of our buildings. Designated smoking areas are the main lodge courtyard, all cabin porch areas and deluxe lodge room porch. If you are found to have smoked in your room we will charge an additional $75 for cleaning of the bedding, curtains and carpets. Please dispose of your butts in the available receptacles. Smoking on the trails is a fire hazard and is not permitted. You may be asked to leave if you violate the no-smoking rule! Please be courteous to our other guests! [Top]
Pets:
Kelly Place is a no pet inn (see RV & Tent camping policy). You may not bring a pet into the buildings or on the grounds. You may not keep a pet in your vehicle during your stay. If you are found to have a pet in your room we will charge an additional $75 for cleaning of the bedding, curtains and carpets. There are two pet boarding kennel options: the first is one mile from Kelly Place (970-565-3569) and the second is ten miles away (970-564-1385). You may be asked to leave if you violate the no-pet rule! Please be courteous to our other guests! [Top]
Artifacts:
Kelly Place is an archaeology preserve. We have located and documented many Ancestral Puebloan sites on the property. Please respect the property and its artifacts by helping us to maintain it as a tribute to America's past cultures. Please be aware that all artifacts found on the property must remain where they were found. Please do not collect pottery sherds and place them on the nearest rock. If you find something, just remember, someone before you left it in place for others to find. Please do the same. Federal and state law protects all ruins and artifacts found in the state of Colorado. [Top]
Hiking:
Kelly Place is a not responsible for your safety while hiking on our grounds or in the National Monument. Please exercise good judgment when hiking and be prepared! We want you to have a great time exploring among the cliffs and canyons! See our map wall and ask questions about trails in the area before you go. Take water and tell someone where you are going and when you intend to return. [Top]
RV Camping:
Kelly Place RV sites which have septic connections must not have chemicals added to the flush system. Gray water may be released around your RV; black water must be drained into the sewer connection. You may have one pet that stays in your RV during your stay or is leashed to your RV while you are present. You may take your pet for a leashed walk or potty run while on the property provided all pet droppings are picked up and disposed of in the trash cans. Barking will not be tolerated and you will be asked to leave if you cannot control your pet in both of these regards. You may not make excessive noise (play music, loud talking, etc.) in your campsite or after 10PM. RV style generators can not be run in our campground due to noise amplifying effects of the cliff face and out of respect to others that are camping. If you need electricty, reserve a hook-up site. Your stay includes breakfast and use of the shower and toilet facilities on site. You are not allowed to collect fire wood on the property and may only burn wood in designated areas. Montezuma county may impose a summer fire ban which we must observe. Please ask before starting a wood fire (BBQs are OK). [Top]
Tent Camping:
You may have one pet that stays leashed in your campsite during your stay. You may take your pet for a leashed walk or potty run while on the property provided all pet droppings are picked up and disposed of in the trash cans. Barking will not be tolerated and you will be asked to leave if you cannot control your pet in these regards. You may not make excessive noise (play music, loud talking, etc.) in your campsite or after 10PM. Your stay includes breakfast and use of the shower and toilet facilities on site. You are not allowed to collect fire wood on the property and may only burn wood in designated a receptacle. Montezuma county may impose a summer fire ban which we must observe. Please ask before starting a wood fire (BBQs are OK). [Top]
BBQs:
Our cabins each have a charcoal barbecue. Guests must supply their own charcoal. The two bedroom suite has a gas grill on the deck. BBQ tools are stored inside cabin cupboards. Main lodge guests may use the charcoal grill which is in the courtyard. Courtyard tools are available and we have charcoal for sale in the gift store if you forgot it! [Top]
Alcoholic Beverages:
Kelly Place is a state licensed beer and wine retailer. Because of state law you may only consume purchased beverages which we retail to you within the main lodge and courtyard area. The state requires us to monitor alcoholic beverages in these areas. You may have your own beverages in your room or campground area. If you wish to use Kelly Place wine or beer glasses there is a $5 corkage fee. We reserve the right not to serve guests at our discretion. [Top]
Extra people and visitors:
If you are a registered room lodging guest you may have one car with visitors here during your stay in addition to your own car. Please inform staff before your visitors arrive. Your extra people may not stay overnight as the property is open from 8:30AM until 11PM for visitation. If you are an RV guest you may have one extra car per site and up to five total paid guests per site. If you are a tent camping guest you may have one car per site and up to five total paid guests per site. [Top]
Parking:
Please be aware that Kelly Place is private property for guest use only. We do not provide open public parking for hiking on the grounds or in the Canyon of the Ancients just to our North. If you wish to park and hike from here you must register and pay the camping fee. Kelly Place Inc. and it's owners are not responsible for your car or your belongings while on the property. [Top]
Common refrigerator:
We have a refrigerator available for those in the main lodge rooms. It is under the stairs leading up to the second floor. Please place your items in this refrigerator. We clean it out every Friday so, please mark them with your room number and date of departure. We store our eggs in the lower portion of the refrigerator. Cabins have in-room refrigerators. [Top]
