Policies

Kelly Place is a unique property!


We are sure you will agree when you visit. Our goal is to insure your safety and the preservation of our historic heritage.

We have a seemingly large set of policies to cover all aspects of the property in its various uses.  Not all of these policies will pertain to you and your family.  We are listing them all in one place for all visitors.

Reservations:

All bookings require a deposit to hold your reservation.  A deposit equal to the first night for all rooms reserved will be charged to your credit card upon reserving.   Your entire stay is to be paid in full at time of arrival.  When time permits, we will send a confirmation and receipt for your reservation via mail within 2 days; otherwise a receipt will be available at check-in.  We accept cash, money orders, Visa, Master Card and Discover for deposit.

Cancellation:

Cancellations made 10 or more days before your arrival date qualify for a partial refund.  Bookings are subject to a processing fee of $15 which is not refundable and will be applied to your bill.  There are no refunds for early departure or no shows.  Cancellations made less than 10 days before scheduled arrival date will be charged for one night as booked or 50% of the total reserved stay, whichever is larger.  If you change your plans once checked in please be aware that you are still responsible for the entire stay.

Children:

Kelly Place requires your children (under age 16) to be accompanied by an adult while on the property.  Children are not allowed to play in or on the ruins or other structures.  Children are not allowed to pick up rocks, pottery sherds or other natural materials on the property unless with an adult.  We expect you to supervise your children and to instruct them on care of antiquities found at Kelly Place and general safety around canyons, cliffs and cactus.

Smoking:

Kelly Place is a no-smoking inn. Smoking of any kind is not permitted in any of our buildings. Designated smoking areas are the main lodge courtyard, all cabin porch areas and deluxe lodge room porch.  If you are found to have smoked in your room we will charge an additional $75 for cleaning of the bedding, curtains and carpets.  Please dispose of your butts in the available receptacles.  Smoking on the trails is a fire hazard and is not permitted.  You may be asked to leave if you violate the no-smoking rule!  Please be courteous to our other guests!

Pets:

Kelly Place is a no pet inn (see RV & Tent camping policy).  You may not bring a pet into the buildings or on the grounds. You may not keep a pet in  your vehicle during your stay.  If you are found to have a pet in your room we will charge an additional $75 for cleaning of the bedding, curtains and carpets.  There are two pet boarding kennel options: the first is one mile from Kelly Place (970-565-3569) and the second is ten miles away (970-564-1385). You may be asked to leave if you violate the no-pet rule!  Please be courteous to our other guests!

Artifacts:

Kelly Place is an archaeology preserve.  We have located and documented many Ancestral Puebloan sites on the property.  Please respect the property and its artifacts by helping us to maintain it as a tribute to America s past cultures.  Please be aware that all artifacts found on the property must remain where they were found.  Please do not collect pottery sherds and place them on the nearest rock.  If you find something, just remember, someone before you left it in place for others to find. Please do the same.  Federal and state law protects all ruins and artifacts found in the state of Colorado.

Hiking:

Kelly Place is a not responsible for your safety while hiking on our grounds or in the National Monument.  Please exercise good judgment when hiking and be prepared!  We want you to have a great time exploring among the cliffs and canyons!  See our map wall and ask questions about trails in the area before you go.  Take water and tell someone where you are going and when you intend to return.

RV Camping:

Kelly Place RV sites which have septic connections must not have chemicals added to the flush system.  Gray water may be released around your RV; black water must be drained into the sewer connection. You may have one pet that stays in your RV during your stay or is leashed to your RV while you are present. You may take your pet for a leashed walk or potty run while on the property provided all pet droppings are picked up and disposed of in the trash cans. Barking will not be tolerated and you will be asked to leave if you cannot control your pet in both of these regards. You may not make excessive noise (play music, loud talking, etc.) in your campsite or after 10PM. Your stay includes breakfast and use of the shower and toilet facilities on site. You are not allowed to collect fire wood on the property and may only burn wood in designated areas.  Fire wood bundles are for sale. Montezuma county may impose a summer fire ban which we must observe. Please ask before starting a wood fire (BBQs are ok).

Tent Camping:

 BBQs:

Each of our cabins have a kettle style charcoal barbecue. Guest supply their own charcoal. The duplex cabins share a BBQ and tools.  The two bedroom suite has a gas grill on the deck. BBQ tools are stored in the cabin cupboards. Main lodge guests may use the charcoal which is in the courtyard.  Tools are available and we have charcoal in the gift store if you forgot it!

Alcoholic Beverages:

Kelly Place is a state licensed beer and wine retailer.  Because of state law you may only consume purchased beverages which we retail to you within the main lodge and courtyard area.  The state requires us to monitor alcoholic beverages in these areas.  You may have your own beverages in your room or campground area.  We do not supply glasses for consumption outside of the main lodge and courtyard.  We reserve the right not to serve guests at our discretion.

Common refrigerator:

We have a refrigerator available for those in the main lodge rooms.  It is under the stairs leading up to the second floor.  Please place your items in this refrigerator.  We clean it out every Friday so, please mark them with your room number and date of departure.  We store our eggs in the lower portion of the refrigerator.  Cabins have in room refrigerators.
